Parking Lot Sealing and Seal Coating for New Hampshire, Vermont, and Massachusetts

Have you had your parking lot sealed or sealcoated? If your answer is no, it's probably time to think about it! Not only does sealcoating restore your parking lot's attractive black finish, but it also gives your parking lot the necessary protection it needs against the elements. Especially considering the harsh weather possible in New England, parking lot seal coating gives your lot the protection it needs to prevent more expensive repairs in the future.

The Benefits of Sealcoating

Sealcoating your parking lot is beneficial for a number of reasons. When done professionally by JDK Pavement, you add years to your parking lot and prevent the need for more serious repair in the future

  1. Asphalt has a low resistance to sunlight: the asphalt in your parking lot is a basic combination of rock, sand, and glue (and, possibly, other additives). Radiation will break down the adhesive in your asphalt, eliminating its flexibility and weakening it so that it less effectively holds together. This gradual softening can lead to a loose top on your pavement surface. The first sign of this change is when your asphalt begins to change color. Next, your parking lot will begin to look more rough, with sand appearing in the lower portions of your lot. This is due to the various asphalt components breaking down. Finally, the bigger rocks in your asphalt will begin to fall out. Sealcoating your parking lot will help you avoid this gradual breakdown
  2. Asphalt is not resistant to salt, petroleum products (gas, oil, etc), and chemicals:If you're located in New Hampshire, Massachusetts, or Vermont your parking lot inevitably faces loads of salt during the winter months. Due to the fact that asphalt is a petroleum product itself, other petroleum products (like the ones that cause oil-spots) easily permeate your parking lot, with the potential to weaken it from within. Professional sealcoating will protect your parking lot from both.

As you can see, your parking lot faces alot. Whether it's cold New England winter or the leaky cars that park in it every day, seal coating will protect it from every element and make sure you get the most out of it. This will not only make your parking lot look better, but it will make it last longer -- eliminating the need for frequent repair and touch-up.

How JDK Pavement Approaches Seal Coating

Before seal coating, JDK will clean your asphalt so that it is free from dirt, grass, and debris using powerful sweepers, blowers, and -- if necessary -- pressure washers. Once your parking lot is clean, we will prime the surface to prepare it for the seal coating. Finally, with the surface prepared JDK will apply at least 2 coats of sealant. Throughout the process we will constantly ensure even and proper application. In the 24 hours after application, there should be no traffic in your parking lot. However, during this period JDK can begin line striping. This way, your parking lot is ready for regular traffic a full day after seal coating.
